Most homes around Tampa Bay are built on concrete slabs, and that one fact shapes every flooring decision. Slabs hold moisture, they're rarely perfectly flat, and whatever you put on top has to deal with both.
Luxury vinyl plank (LVP) is the most forgiving choice. Good LVP is fully waterproof, handles humidity without swelling, and stands up to pets, kids, and sand tracked in from the beach. It's the floor we install most often in kitchens, living areas, and bathrooms.
Laminate looks and feels a lot like wood and is often a little less expensive, but most laminate has a fiberboard core that doesn't like standing water. It works well in bedrooms, offices, and living rooms, as long as it's installed over a proper moisture barrier.
Hardwood is still the most beautiful and the most valuable floor you can buy. On a slab, engineered hardwood is usually the smarter choice than solid wood because it moves less with Florida's humidity. It's a great fit for main living areas and bedrooms where you want real wood character.
Whatever you choose, the prep matters as much as the material. We check slab moisture and level before installing anything, because a low spot or a damp slab will show up as a hollow sound or a lifting seam a few months later.
